Garage Door Bottom Seal Replacement: A Complete DIY and Cost Guide

The garage door bottom seal is the rubber strip running along the bottom edge of your door that presses against the floor when the door closes. It’s the first seal to wear out, the cheapest to replace, and one of the best DIY maintenance tasks a homeowner can do.
When it fails — cracks, hardens, hangs in pieces, or gets compressed flat — water, drafts, insects, and rodents find their way in. On an attached garage, a failed bottom seal can noticeably increase your heating and cooling bills.
Replacing it takes 20–45 minutes and costs $15–$40 in materials. Here’s exactly how.
Step 1: Identify your seal type before you buy anything
Bottom seals aren’t universal. You need to match the profile of your existing seal to the retainer channel on your door. Buying the wrong profile means it won’t slide in — or won’t seal when it does.
The two most common profiles:
T-style: The seal has a T-shaped cross section. The vertical stem of the T slides into a slot in the retainer channel, and the horizontal top of the T presses against the floor. This is the most common type on residential doors installed after the mid-1980s.
Beaded style: The seal has two rounded beads (circles) along the top edge that snap into a double-groove retainer. Less common but found on many premium and commercial-grade residential doors.
How to identify yours: Look at the end of your current seal where it exits the door edge. You’ll see the cross-section shape clearly. You can also look at the retainer channel itself — a T-slot retainer is a single centered groove; a bead retainer has two parallel grooves.
If you can’t see the seal end, try to slide it — T-style seals slide out from either end of the door; beaded seals slide too but require the bead to compress slightly to exit the groove.
What you’ll need
- Replacement seal (T-style or beaded, matching your retainer, cut to your door width — most sold in 9-ft or 16-ft lengths)
- Soapy water in a spray bottle
- Flathead screwdriver
- Utility knife or sharp scissors
- Work gloves (the retainer channel edges can be sharp)
Total materials: $15–$40 depending on door width and seal quality. EPDM rubber seals are worth the $5–$10 premium over basic PVC vinyl — they last longer in both heat and cold.
Step 2: Remove the old seal
Put the garage door in the open position and lock it (or disconnect the opener and use a C-clamp on the track to keep it up — don’t work under an unsecured door).
Look at the end of the door near the vertical track on either side. You’ll see the seal end protruding slightly, or the edge of the retainer channel.
Pull the old seal from one end. T-style seals slide out fairly easily once you pull the end free. Beaded seals require a bit more force — grip and pull steadily. If the seal has been in place for many years, it may be stuck with grime — spray soapy water into the retainer channel from the end and work it loose.
Once the old seal is out, clean the retainer channel with a rag. Remove any stuck rubber pieces, grit, or old grease. The channel should be clean and smooth.
Step 3: Cut the new seal to length
Measure the width of your door at the bottom edge — typically 8, 9, 16, or 18 feet. Cut the new seal to that length with a utility knife. A straight cut square to the seal end makes installation easier.
Seals should be cut to the exact door width. Slightly long seals compress at the ends and can cause the door to not close fully; slightly short seals leave a gap at the edges.
Step 4: Install the new seal
Spray the inside of the retainer channel with soapy water — this acts as a lubricant to slide the seal in. Don’t use petroleum-based lubricants (WD-40, grease) as they degrade rubber over time.
Insert one end of the seal into the retainer channel. Push the seal stem (T-style) or beads (beaded) into the channel, then slide the entire seal in from that end. It should require moderate force to push — if it slides in too easily, the seal may be too small for your retainer; if it won’t go in at all, the profile doesn’t match.
Work the seal evenly along the channel, using a flathead screwdriver to push stubborn sections in. Keep the seal centered.
Once the seal is fully installed, check that equal lengths protrude from each end (or trim flush if the seal fits exactly). Lower the door slowly to check the floor seal.
Checking the seal
With the door fully closed, go inside and turn off the lights. Look for light gaps at the floor line. A good seal should block light completely along the full width of the door.
Check that the door doesn’t bind or struggle to close because of the new seal. If it does, the seal may be too thick for your retainer height — raise the door slightly (disconnect the opener and manually raise 1–2 inches) or check that the seal isn’t folding under instead of pressing flat.
When to call a technician instead
DIY is the right call for T-style and beaded seals on standard sectional doors. Call a technician if:
- Your door has a nail-on seal (flat strip fastened to the door face with staples or nails) — replacing it requires removing old fasteners and refastening, which is harder than track-style replacement
- The retainer channel is damaged or missing — the retainer needs to be replaced or the new seal has nothing to slide into
- The floor is significantly uneven and the standard seal doesn’t compress evenly — a sweep-style or wiper-style seal may work better, and a technician can assess which type fits your floor profile
- You’re dealing with a roll-up commercial door — the bottom seal configuration is different and typically requires professional replacement
